Manage the tenancy and property

Once the resident moves in, Rice Real Estate & Property Management handles the daily operating details that Owners should not have to supervise themselves.

Resident Selection

Screening Summerlin renters beyond the credit score

Our resident-screening process combines third-party screening data, supporting documents, rental history, and a documented 21-point scoring card. This gives us a more complete view of the applicant than a simple pass-or-fail credit result.

We review documented income, credit history, debt-to-income ratio, payment history, cash reserves, time in the applicant’s field of employment, length at the previous residence, and recent rent or mortgage history. Background, eviction, identity, and address information are also reviewed.

We also look carefully at the application documents themselves. Inconsistent financial records, unverifiable income, questionable landlord references, and missing information may change the risk presented by an application.

This is not about relying on gut instinct or applying arbitrary rules. It is about using consistent standards, following fair housing requirements, and selecting residents who are likely to pay rent, honor the lease, and care for the property.

Behind-the-Scenes Management

How we keep a Summerlin rental on track

Good management is usually a series of small decisions made correctly and on time. These are some of the systems working behind the scenes after the lease is signed.

Structured rent collection Rent posts on the 25th for the following month. The lease provides a grace period through the 1st. If payment has not been received by the end of the 1st, the account is late and the applicable one-time late fee is charged on the 2nd.
Organized maintenance decisions Requests are prioritized by urgency and coordinated through independent third-party vendors. We help Owners evaluate whether an item should be repaired, replaced, monitored, or addressed later.
Vendor relationships and competitive pricing Our vendor relationships and accounts-payable process are designed to obtain reliable service at competitive rates. Rice Real Estate & Property Management does not add a maintenance markup or maintenance coordination fee.
Dedicated HOA follow-through Our HOA Violation Department tracks notices, deadlines, resident communication, correction evidence, association responses, and documented closure.
Property documentation and inspections Management includes detailed move-in and move-out documentation, an initial Quality Assurance visit, and typically one to two interior Quality Assurance visits each year. Additional visits may be completed when conditions or concerns warrant follow-up.
Transparent Owner reporting Owners receive financial statements, invoices, documents, and secure online access through the Owner Portal . When a decision needs judgment, we provide context rather than sending a vague status update.
Rice Real Estate & Property Management also tracks Nevada landlord-tenant requirements affecting rental pricing, notices, renewals, and lease enforcement. Nevada’s official landlord-tenant statutes include the advance rent-increase notice requirements in NRS Chapter 118A .

A newer house in Summerlin West may compete differently from an established property in The Willows, a luxury home near Red Rock Country Club, or a condo in Summerlin South.

Rental price and marketing strategy depend on the actual home. We consider its village, floor plan, upgrades, landscaping, nearby amenities, HOA requirements, condition, season, and currently available competition.
