Ready to take the next step? Applying for any of our rental properties is easy! Just click the “Apply Online” button. Each adult (18 and older) must complete their own application, and there’s a $65 application fee per person. Once your application is submitted and reviewed, you'll receive an email from SmartMove by TransUnion to authorize your credit, background, and eviction checks. We keep the process smooth and transparent, so you know exactly what’s happening every step of the way.
Rice Real Estate & Property Management requires every adult (over the age of 18) that will be living in the house needs to fill out a separate application.
Yes. Documented monthly gross income must be at least 3x’s monthly rent. Self-employed & tip-earners included. Self-employed individuals need to provide last year’s tax return to prove income 3xs the monthly rent (net profit) in addition to (3) business bank statements.
We only accept Nevada residents as cosigners. A cosigner must complete a separate rental application & will be required to execute the rental agreement along with the residents of the property. An approved cosigner will be fully obligated to all conditions and terms of the rental property lease. Automatic double security deposit if cosigner approved.
We score applications based on income, credit worthiness, debt to income ratio, rent payment history, cash reserves of monthly rent, employment history, length of residency, background/eviction check and other factors. The scoring card used to process and approve applications can be viewed via our Rental Criteria website page.
We strive to have your application processed within 2-5 business days. Sometimes the process is faster and other times slower. In order to ensure swift processing times make sure you submit all the requested documents. If you forget to attach anything it can be uploaded here.
Rice Real Estate uses a 21-point scoring card to process applications. If the 1st approved applicant doesn’t pay the holding fee within 24 hours of approval the property will be offered to the next approved applicant in line and so on. The rental application scoring card can be viewed on our website.
When a Requester (animal owner) submits a reasonable accommodation request for housing, the request goes through a comprehensive legal review process that adheres to HUD and FHAct guidelines.
During the review process, our Assistance Animal Review Team contacts the support animal owner’s (Requester) third-party health care provider to validate the document’s authenticity and never inquires about the specific nature of a disability.
(The FHAct provides that reliable and credible documentation that meet the test of reasonableness may be requested. Documentation must affirm the animal owner has a disability and a disability-related need for the animal. A letter from a medical doctor, social worker, or mental health professional are acceptable sources of documentation.)
The review time for assistance animal accommodation requests is 2-5 business days.
If the review time takes longer, this likely means our team is waiting for validation from the third-party healthcare provider or more information is needed from the animal owner.
