Tenant Screening for Owners
Tenant Screening for Las Vegas Rental Property Owners
A strong tenancy starts with a careful placement decision. Rice Real Estate & Property Management combines clear rental standards, professional screening data, document and rental-history review, and experienced human judgment to help Las Vegas rental property Owners place qualified Residents with greater confidence. We do not rely on one credit score or an automated recommendation to make the decision.

Consistent Standards
Applicants are reviewed against established rental requirements.
Human Review
Screening reports support the decision. They do not make it for us.
Complete Household
Every proposed adult occupant is reviewed before approval.
Owner Confidence
The goal is a qualified Resident and a stronger start to the lease.
The First Risk Decision
The Resident Placed Affects Everything That Follows
Rent collection, property care, communication, lease compliance, and future renewal decisions all begin with who receives the keys. Tenant screening cannot eliminate every future problem, but a careful review gives the tenancy a stronger and better-documented starting point.
Start With Clear Standards
Applicants are evaluated under established qualification requirements rather than changing expectations from one application to the next. Rice Real Estate & Property Management publishes its Rental Criteria so the standards are available before someone applies.
Look Beyond the Screening Report
Credit and background information are useful, but they are only part of the picture. We review screening information together with supporting documents, rental history, and the information provided in the application.
Use Experienced Human Judgment
Technology helps organize information. It does not replace the property manager responsible for the decision. Our team reviews the complete file before an applicant is approved and a lease is offered.
More Than a Credit Score
A Good Application Should Make Sense as a Complete Story
Rice Real Estate & Property Management uses professional screening information from TransUnion SmartMove together with our own review of the application file. What matters is not simply whether one number looks good. The income, documents, rental history, reported household, and screening information should support one another.
We look at the Applicant's documented ability to take on the financial obligations of the lease.
Prior housing information helps provide context about the Applicant's experience meeting rental obligations.
Documents and Applicant statements are reviewed together so inconsistencies or information requiring clarification are not overlooked.
Every proposed adult occupant is reviewed before approval so the Owner knows who has been authorized to live in the rental home.
Long-Term Perspective
Careful Placement Is the Beginning, Not the End
Based on Rice Real Estate & Property Management records since 2010, the historical eviction rate across the managed portfolio has remained below 0.01%.
Screening is only the starting point. Clear lease expectations, consistent communication, documented property oversight, maintenance follow-through, and thoughtful renewal decisions all affect what happens after move-in. See how we approach Resident retention and long-term tenancy.
Historical company results describe prior portfolio performance and do not guarantee the payment, conduct, renewal, or eviction outcome of any future Applicant or Resident.
When More Than One Applicant Qualifies
The Placement Decision Still Has a Process
A strong rental home can attract more than one qualified Applicant. After a complete application satisfies the published qualification requirements, Rice Real Estate & Property Management evaluates the eligible application using its documented 21-point scoring process. When multiple eligible applications are received for the same rental home, the scoring process also supports consistent prioritization rather than asking an Owner to choose based on personal impressions. The detailed qualification requirements remain governed by our published Rental Criteria .
Household Pets
Pet Risk Has Its Own Review
The property Owner establishes the household pet policy before marketing. When pets are considered, Rice Real Estate & Property Management uses a separate pet review and documentation process rather than treating a simple "pet friendly" checkbox as the complete decision.
Owners can review our Household Pet Policy and Pet Damage Guarantee for additional details.
Fair and Consistent Review
Policies Protect the Process, Too
Consistency matters to both Owners and Applicants. Our screening requirements are established in advance and applied through a documented process, while disability-related reasonable accommodation requests are handled separately under applicable Fair Housing requirements.

Owner Questions
What Owners Usually Want to Know About Tenant Screening
The exact Applicant requirements are published separately so this page can stay focused on how the screening process supports the Owner's leasing decision.
Do you approve Applicants based only on credit score?
No. Creditworthiness is part of the review, but we evaluate the complete application rather than allowing one score or automated recommendation to determine the outcome.
Do you verify information in the application?
Yes. Supporting documents, rental history, screening information, and Applicant statements are reviewed together before an approval decision is made.
Do you screen every adult who will live in the home?
Yes. Every proposed occupant age 18 or older completes the required application and screening process before the household is approved.
Where can Applicants see the exact qualification requirements?
Qualification standards, required documents, fees, and application procedures are published on the Las Vegas Rental Criteria page.
