At Rice Real Estate & Property Management, we work to make renting straightforward and well supported, with responsive service, convenient resident resources, clear communication, and help when you need it.

Optional $35 Package Services

Resident Benefits Package for Rice Real Estate & Property Management Residents

The Rice Real Estate & Property Management Resident Benefits Package is a $35 monthly add-on when elected and documented in the signed lease or a written lease addendum. The package adds the extra conveniences described in this section. Declining the package does not affect rental qualification, tenancy, or access to the standard resident services and legally required landlord services described below.

HVAC Filter Support

Rice Real Estate & Property Management may provide a complimentary HVAC filter replacement during a scheduled Quality Assurance visit. Residents remain responsible for routine monthly filter replacement between visits unless the lease states otherwise.

Eligible Payment-Fee Waiver

Eligible residents may receive one ACH or dishonored-check fee waiver per lease term. The waiver does not remove unpaid rent, bank charges, late fees, or other amounts due under the lease. This package benefit is separate from the standard payment methods available to residents. Declining the Resident Benefits Package does not remove access to the fee-free payment method made available in accordance with applicable Nevada law.

Optional Rent-Payment Reporting

Residents may choose to enroll in rent-payment reporting through Boom . Enrollment is optional and subject to the provider’s eligibility requirements, terms, and reporting procedures.

Renter’s Insurance Access

The Resident Center may provide access to a renter’s insurance option. Residents may select another insurer as long as the policy satisfies the insurance requirements in the signed lease.

Utility Connection Resources

Residents may access utility connection information for electric, gas, water, and other available services. Residents remain responsible for establishing and maintaining the utilities required by their lease.

Verification of Rental History (VOR)

Residents who elect the Resident Benefits Package may request Verification of Rental History at no additional charge when needed for a lender, future landlord, or other authorized recipient. Rice Real Estate & Property Management provides the verification after receiving the request and any required resident authorization.

Homebuying Referral Resources

Residents considering homeownership may request referral information for independent real estate and lending professionals. Residents are not required to use a referred provider.

One Courtesy Lockout Coordination per Lease

Once per lease, Rice Real Estate & Property Management will coordinate a resident-requested rekey with an approved locksmith or key service without a separate management coordination charge. The resident remains responsible for the locksmith, materials, rekeying, and any other third-party service charges.

Included With Every Tenancy

Standard Resident Services from Rice Real Estate & Property Management

Residents of homes managed by Rice Real Estate & Property Management have access to convenient online account tools, standard payment options, maintenance support, lease information, and standard resident communications regardless of whether they elect the optional Resident Benefits Package. Declining the package does not reduce, delay, prioritize, or otherwise change these standard services or Rice Real Estate & Property Management’s obligations under the lease or applicable Nevada law.

Online and Mobile Resident Center

Residents have secure online access to their Resident Center from a phone, tablet, or computer, including mobile app access. The Resident Center provides convenient access to online rent payments, account activity, lease documents, resident information, routine maintenance requests, and other account resources. Access is not dependent on participation in the Resident Benefits Package.

Maintenance Request Access

Routine maintenance requests can be submitted online at any time. Residents also have access to 24/7 emergency maintenance support for qualifying health, safety, security, or habitability emergencies. Declining the Resident Benefits Package does not limit, delay, prioritize, or otherwise change how a maintenance request is received or handled. Review our emergency maintenance instructions when immediate assistance may be required.

Lease and Account Access

Residents can review important account information and access lease documents through the secure Resident Center, helping keep rental records and important tenancy information available in one convenient location. This access is not conditioned on participation in the Resident Benefits Package.

Resident Communications and Notices

Rice Real Estate & Property Management provides standard tenancy communications, account updates, property-related information, and maintenance communication regardless of Resident Benefits Package participation. Any notice that must be provided or served in a particular manner under applicable law will be provided or served as required by law.

The Rice Real Estate & Property Management Resident Benefits Package is optional and adds only the additional services and conveniences described on this page. A prospective resident may decline the package before signing the lease. Declining the package does not affect rental qualification, tenancy, standard resident services, or Rice Real Estate & Property Management’s obligations under the lease or applicable Nevada law.

Is a fee-free rent-payment method still available if the package is declined?

Yes. Resident Benefits Package participation is not required to access the standard payment methods made available by Rice Real Estate & Property Management. At least one payment method is made available without requiring a transaction fee or the resident’s bank-account information, as required by applicable Nevada law. Optional online payment methods may be subject to separately disclosed provider fees.

Is renter’s insurance included in the $35 monthly charge?

No. The Resident Benefits Package may provide access to a renter’s insurance option, but the insurance policy and premium are separate. Residents may use another insurer if the policy satisfies the requirements of the signed lease.

Is rent-payment reporting automatic?

No. Rent-payment reporting is optional and requires separate enrollment through the available third-party reporting provider. Eligibility, reporting procedures, and results are subject to the provider’s terms.

Does the package replace monthly HVAC filter changes?

No. Rice Real Estate & Property Management may replace an HVAC filter during a scheduled Quality Assurance visit, but residents remain responsible for routine monthly filter replacement unless the lease states otherwise.

How does a resident request Verification of Rental History?

Residents who elect the Resident Benefits Package may contact Rice Real Estate & Property Management Resident Services and provide the requesting lender, future landlord, or other authorized recipient’s information. Verification of Rental History is provided at no additional charge under the package after Rice Real Estate & Property Management receives the request and any required resident authorization.

Does declining the package affect maintenance service or emergency maintenance?

No. Routine maintenance reporting, emergency maintenance support, and Rice Real Estate & Property Management’s repair and habitability responsibilities are independent of Resident Benefits Package participation. Declining the package does not limit, delay, prioritize, or otherwise change how a maintenance request is received or handled.

What if a disability affects access to a resident service?

A resident may request a reasonable accommodation when a disability affects access to the Resident Center, mobile app, payment process, maintenance-reporting process, communication method, or another resident service. Participation in the Resident Benefits Package is not required to request or receive a reasonable accommodation. What controls if this page differs from the lease?
