These visits combine property-condition documentation, resident education, maintenance visibility, and owner communication. They are designed to help identify concerns that may not appear through routine maintenance requests or monthly accounting records.

Rice Real Estate & Property Management performs Quality Assurance property visits for managed long-term houses, townhomes, and condos in the Las Vegas Valley. These visits document visible and accessible property condition, including applicable exterior areas, Owner- or Resident-controlled landscaping and irrigation, HVAC filters, smoke and carbon monoxide detectors, plumbing risk areas, water heater areas, appliance condition, GFCI locations, Resident observations, and maintenance follow-up items.
The visit is practical, not invasive.
The goal is to create a useful Owner record while respecting the Resident’s home. We focus on visible condition, accessible systems, Resident-reported concerns, and items that may require maintenance, vendor review, or Owner direction.
