tenant-occupied rental home?

Curious about the magic behind our Rental Home Inspections, also known and Quality Assurance visits? At Rice Real Estate & Property Management, we don’t just manage properties; we elevate living experiences! Our detailed property inspection checklist is like a treasure map, guiding us through every nook and cranny of a tenant-occupied rental property.

Moving into a Rental Home

So, what kind of data do we track? We meticulously monitor everything from the condition of essential systems (hello, HVAC!) to the minor details that can make a major difference in your residents’ experience. We keep an eye on maintenance needs, check for safety compliance, and even take note of those little quirks that make each home unique.

Ready to dive deeper? Discover how our thorough approach ensures that your investment shines and your tenants feel right at home. Because at Rice Real Estate & Property Management, we believe that every detail matters—and we’re here to make sure nothing gets overlooked!

Moving day—it’s a whirlwind of boxes, packing tape, and that nagging feeling that you forgot something crucial! Even the most organized folks can feel the stress as they unpack and get to know their new digs. And let’s be honest, it’s not uncommon for tenants to spot a few things that need attention or raise some curious questions during this exciting transition.

At Rice Real Estate & Property Management, we totally get it! That’s why we give our residents a solid ten days to fill out a Property Condition Report (PCR) after moving in. This isn’t just a formality; it’s your chance to highlight anything that needs a little TLC or clarification. Once we receive your PCR, we spring into action and schedule a Quality Assurance move-in visit.

This proactive approach ensures that everything is up to snuff and that you’re settling into your new home with confidence. We believe in turning that moving chaos into a smooth and stress-free experience. Let’s make your new place feel like home sweet home, right from day one!

At Rice Real Estate & Property Management, we kick off our first Quality Assurance check just 30 to 60 days after move-in. Why? Because we believe that your concerns deserve our immediate attention! By this time, you’re settled in and ready to dive into the nitty-gritty of your new home. We’ll guide you through everything from replacing air filters to shutting off the main water supply—because knowing how to handle emergencies like a pro is just as important as enjoying your space!

After our initial QA visit, we schedule future inspections after lease renewals, unless something needs our eagle-eyed attention sooner. We’ve noticed that once tenants commit to another year, they’re more inclined to share any minor maintenance issues they’ve spotted. After all, you live in the home daily and know it best! Your feedback helps us keep everything in top-notch shape, and let’s be honest, who doesn’t want a home that shines?

Properly maintaining your rental home isn’t just about upkeep; it’s the secret sauce for successful property management and the key to long-term success. A well-maintained home isn’t just a roof over your head—it’s a place where quality tenants thrive. When residents feel comfortable and secure, they’re more likely to stick around, turning your investment into a flourishing home sweet home. Let’s work together to make that happen!

Exterior Photos: Why We Snap Them & Why You’ll Thank Us Later

At Rice Real Estate & Property Management, we’re all about proactive measures—because who wants surprises, right? Snapping photos of your rental’s exterior isn’t just for looks; it’s all about keeping your property safe, secure, and compliant. These images help us catch any potential hazards like broken fences or rogue trees that may be trying to overtake your walkways. Plus, we’ve got your back when it comes to local regulations and HOA standards. Got rules? We’ll make sure you’re covered.

Is Your Address Sign VIP-Level Visible?

This might sound like a small detail, but trust us—it’s a big one! Visible house numbers aren’t just for the pizza delivery guy; they’re crucial for first responders in emergencies. If your address isn’t easy to spot from the street, we’ll catch it (and fix it) before anyone (even the HOA!) needs to ask. After all, safety comes first—and it’s always a good look.

Fascia & Soffits Check: Keeping Things Trim & Proper

You may not think much about fascia (that wood trim below your roofline), but we do. A little weathering? We’ve got our eyes on it. That paint? We know when it’s time for a touch-up. And if there’s stucco all the way to the roofline, even better. Consider it one less thing to stress about. We’re not just detail-obsessed; we’re detail-defenders.

Is Your Landscaping Picture-Perfect?

Trees too close to the house are more than just a nuisance—they’re a future headache. We check your landscaping for anything that might get in the way of safety, aesthetics, or property value. From ensuring healthy greenery to keeping those branches far from your roof, we’ve got it under control. Palm trees? We’re on it—because in Las Vegas, July means palm trimming time, and we’re always a step ahead to keep your rental looking sharp.

Quality Assurance: Irrigation, Electrical, Pets and Residents

Anti-Siphon Valve: The Unsung Hero of Your Irrigation System

Okay, we know—you probably don’t spend much time thinking about anti-siphon valves, but we do! This little backflow-prevention superhero keeps your clean water safe from any rogue contamination in your irrigation system. No insulation cover? No problem! We’ll make sure one gets added during the next turnover, because we’re all about those small details that make a big difference.

Electrical Panel: The Powerhouse of Your Home

Your electrical panel? It’s not just a boring gray box in the garage—it’s the brain behind your home’s power flow! From regulating city power to keeping your breakers in check, this panel runs the show. That’s why we make sure tenants are familiar with it. Because when it comes to home safety, knowledge is power (literally!). We want tenants to know how to safely navigate their new home, starting with this key system.

Pets: Who’s on the Guest List?

We love furry family members, but we also keep an eye on who’s calling your rental home. Dog, cat, or something more exotic? We’ll note the number and type of pets living inside your property to make sure everything stays above board. Bonus points if we get to meet a cute pup along the way!

Occupants: The Headcount That Matters

Let’s get real: knowing how many people are living in your rental is key to maintaining a smooth operation. We make sure we’ve got a solid count on the number of current occupants, because fewer surprises means more peace of mind for you. Simple as that.

Rental Inspections: Proactive check for water leaks before they cause damage.

Got leaks? 💦 Let’s tackle them head-on! If you spot any telltale signs of water leaks—like sneaky stains on your ceiling—don’t just sit there! We’ll dispatch a plumber faster than you can say “drip, drip, drop.” And if it looks like it’s coming from the roof or HVAC system, we’ll send in the experts to swoop in and save the day!

Now, let’s talk about those angle stops. It’s like a superhero move for your plumbing! Knowing how to locate and operate these valves gives you the power to shut off water quickly if something goes awry. They’re the gatekeepers between your fixtures and the main water supply, making it easy to isolate a problem without drenching your living room in the process. So, let’s get you familiar with them!

🔥 Smoke detectors are your trusty sidekicks in fire safety, and we take their role seriously! We track their ages like hawks. Replacing smoke alarms every ten years is essential for keeping you and your loved ones safe. We’ll ensure every bedroom has a functioning smoke detector, because let’s face it—nobody wants a chirping alarm in the middle of the night!

And speaking of safety, carbon monoxide detectors are a must-have! With their stealthy, colorless, and odorless nature, CO is the silent killer lurking in our homes. We recommend having at least two of these life-saving devices, and we make sure they’re replaced every 5-7 years. Your safety is our top priority!

Now, let’s not forget about air filters—the unsung heroes of HVAC systems. Regularly swapping out these filters keeps your system running at peak performance, saving you money on repairs and replacements down the line. Clean filters mean efficient heating and cooling, and we make it easy for you. If we change your filters during our Quality Assurance visit, we’ll even send you a quarterly reminder to keep you on track! Plus, we’ll leave you with some HDX brand air filters to make this maintenance a breeze.

At Rice Real Estate & Property Management, we’re not just checking boxes—we’re dedicated to keeping your home safe, efficient, and comfortable. Together, we’ll make sure your property shines and your tenants thrive!

A quality living environment is the ultimate goal.

Regular quality assurance visits and inspections ensure that an investment property is well-kept. Rice Real Estate & Property Management for full-service property management company in Las Vegas, Summerlin and Henderson, NV.

Inspections: Resident Observations, Comments or Concerns and photos, photos, photos!

Got feedback? 🗣️ During our quality assurance check, we want to hear your thoughts! Whether it’s observations, comments, or concerns, this is your time to shine. If nothing pops into your mind, don’t worry—we’ll assume you’re happy as a clam! 🦪

Reverse Osmosis (RO) system in the kitchen? Let’s keep it real! Just like all things plastic, those RO systems can develop cracks, breaks, and leaks over time. Plumbing pros have seen leaks happen as early as five years in. Unfortunately, there’s no crystal ball to predict when a crack might occur. If you want to remove that RO filtration system, just give us a shout in writing, and we’ll send a plumber your way!

Lights, camera, action! 📸 We snap 3-4 photos of the main living areas and kitchen appliances to keep everything in tip-top shape. These images are crucial for helping landlords with maintenance and repairs. Don’t worry; we respect your privacy—no bedroom photos here! We’re all about keeping the property maintained while ensuring your space remains your sanctuary.

Bathroom snapshots: 🛁 We take two to three bathroom photos for the same reasons—helping the landlord stay on top of maintenance and repairs. Your comfort and cleanliness are our priority, so we’ll make sure everything is looking great without intruding on your privacy!

And let’s not forget about the washer and dryer! 🧺 You’ll see a photo of these essential appliances, along with a picture of the washer hoses. Our braided stainless steel hoses are built to last and provide that extra burst-resistant protection—because who needs leaks when you have laundry to do?

Water heater: 🔥 We’ll include a snapshot of the water heater and its label, so we can track those all-important serial numbers and manufacturer dates. Knowledge is power when it comes to maintenance!

Got a water softener? 💧 If it’s running low on salt, no worries! You’ll be automatically enrolled in our quarterly email series to remind you to keep it topped off. We’re here to make sure you never run dry!

Lastly, is your irrigation clock on auto? 🌱 You’ll want to check with the Southern Nevada Water Authority’s website for watering days and times. We want your landscape to thrive while keeping that water bill in check!

At Rice Real Estate & Property Management, we’re all about keeping you informed and your home in perfect shape. Let’s work together to create a living environment you love!

Tenant Education & Handyman Observations

Main Water Shut-off: Stay Calm and Water On! 🚰
In case of a plumbing emergency or an unexpected flood, we’ve got your back! Our tenants are armed with the knowledge to quickly shut off the main water source. If the main shut-off is only at the street, no worries! A handy meter key is conveniently hung in the garage for just such occasions. We’ll walk you through how to turn off the main water using the garage valve or the street meter key, ensuring you’re ready to tackle any surprise situation like a pro!

GFCI Alert! ⚡️
In the garage, you’ll find a bright GFCI sign that’s not just there for decoration—it’s your lifeline! Our residents learn the ropes of GFCI outlets, including how to reset them if the power goes out. Did you know that a GFCI in your garage might control outlets in the backyard or bathroom? Now you do! We equip our tenants with the know-how to test and reset multiple GFCIs if one area loses power, reducing those pesky maintenance requests. Power to the people, right?

GFCI Locations at Your Fingertips! 🗺️
We don’t just stop at education—we track GFCI locations throughout the home to make sure our residents are ready to tackle any electrical hiccup. Knowing where those reset buttons are means you’re well-prepared for any future power outages. We’re all about empowering you to handle it like a champ!

Rating the Interior Condition: A Fresh Perspective 🏡
We believe in keeping things transparent! Our third-party experts provide a neutral and unbiased rating of your rental home’s overall interior condition. This way, you can rest easy knowing exactly how things stand.

Unusual Smells? Let’s Sniff It Out! 👃
If there are any funky odors lingering in your rental, our third-party inspection includes a thorough check for smoke, pet, or stale food smells. Clean air is key to a happy home!

Handyman Visits: Keeping You in the Loop 🛠️
If a return visit from our handyman is already scheduled, you’ll find that noted here. If a visit is recommended and pending our property management guidance, we’ll keep you informed. If there’s nothing in this section, it means the handyman found your home in great shape—just a few cosmetic tweaks may be needed down the line due to normal wear and tear.

Handyman’s Insights: A Little Extra TLC 💬
Expect some extra commentary from our handyman after today’s Quality Assurance visit. Unless stated otherwise, your home is in good condition and ready for you to enjoy—just a sprinkle of cosmetic work may be on the horizon!

A property inspection/visit/evaluation is confined to visual and accessible areas only. Individuals shall not inspect any area of the property considered dangerous or hazardous to their safety and health.
