Disability-Related Requests
Reasonable Accommodations and Modifications
Applicants and current residents may request a disability-related change, exception, adjustment, communication method, or physical modification needed to use and enjoy a rental home.
Requests are reviewed individually based on the facts and information available. When a disability or the disability-related need is not obvious or already known, Rice Real Estate & Property Management may request information reasonably necessary to evaluate the request. A specific diagnosis or complete medical records are not required.
Service animals and other disability-related assistance animals are reviewed through the reasonable accommodation process rather than the household-pet approval process.
Alternative submission methods are available. Contact Rice Real Estate & Property Management when the online form is not accessible or practical because of a disability.
Formal Reporting
How to Report a Concern
The formal complaint form may be used by residents, applicants, members of the public, or another person reporting a housing-related concern involving Rice Real Estate & Property Management.
Concerns That May Be Reported
- Discrimination or unequal treatment
- Harassment or inappropriate conduct
- Retaliation for reporting a concern
- Employee or third-party vendor conduct
- Privacy or communication concerns
- An unresolved management-service concern
- A property or community issue requiring formal review
Information That Helps the Review
- Your name and preferred contact information
- The rental property or application involved
- What occurred and when it occurred
- The people or companies involved
- Relevant emails, notices, photos, or screenshots
- Any steps already taken to address the issue
- The resolution or follow-up you are requesting
Keep emergency and maintenance requests separate. Do not rely on the formal complaint form to report an active emergency or request an ordinary repair. Use the appropriate Resident Center or emergency process so the issue can be routed correctly.
After Submission
How Formal Complaints Are Reviewed
Rice Real Estate & Property Management documents each formal complaint and reviews the facts, supporting information, applicable policies, and available records.

Complaint Received
The submission and supporting files are added to the appropriate property, application, resident, or company record.

Acknowledgment and Triage
We generally aim to acknowledge receipt within one business day and determine the appropriate review path.

Fact Review
Relevant communications, photos, notices, vendor records, lease provisions, policies, and statements may be reviewed. We may contact the reporting person or others for clarification.

Response or Next Steps
Written follow-up will be provided when the review is complete or when additional information or action is needed. Complex matters may require additional time.
Safeguards
Retaliation, Privacy, and Documentation
No Retaliation
Rice Real Estate & Property Management prohibits retaliation against a person for reporting suspected discrimination, requesting a reasonable accommodation, providing information, or participating in a complaint review.
This protection does not prevent lawful and consistently applied lease, payment, HOA, safety, property-care, or community-rule requirements from being enforced for legitimate, non-discriminatory reasons.
Information Handling
Complaint information is used to document and review the concern, communicate with the appropriate people, respond to the issue, and meet legal or operational requirements.
Access is limited to people who reasonably need the information for review, response, recordkeeping, insurance, legal compliance, or another legitimate business purpose.
Independent Reporting Options
Federal and Nevada Fair Housing Agencies
Using the Rice Real Estate & Property Management complaint process does not prevent a person from contacting a government agency or pursuing other rights available under applicable law.
U.S. Department of Housing and Urban Development
HUD accepts reports involving possible violations of the federal Fair Housing Act.

The Nevada Equal Rights Commission receives housing discrimination complaints under Nevada law.

A person may submit a complaint without having every document or detail. Rice Real Estate & Property Management may contact the person submitting the complaint when clarification or additional information is needed.
Current residents should continue using the Resident Center for ordinary account questions, routine communication, and maintenance requests.
