Before hiring a property manager in Las Vegas, Henderson, or Summerlin, you can independently check whether the company is operating under the required Nevada real estate and property-management credentials.

Start with the Nevada Real Estate Division License Lookup. Search the company or responsible licensee, confirm the Nevada real estate license is current, look for the Property Management Permit, and identify the broker and property manager responsible for the operation.

Nevada generally requires a person acting as a property manager to hold the appropriate real estate license and a separate Property Management Permit. A general real estate license by itself does not automatically include property-management authority.

The useful part is that you can check this yourself. You do not have to rely on a website badge, business card, or sales presentation to know who is licensed and responsible for the company.

Does a Property Manager Need a License in Las Vegas?

Generally, yes. Nevada regulates property management as a real estate activity and requires qualifying property managers to hold both the appropriate real estate license and a Property Management Permit.

Las Vegas, Henderson, and Summerlin do not have separate property-management licenses that replace the Nevada requirements. The same Nevada licensing requirements apply throughout the Las Vegas Valley.

What Is the Difference Between a Real Estate License and a Property Management Permit?

Think of the Property Management Permit as an additional credential layered onto a Nevada real estate license.

The Nevada Real Estate Division requires someone to already hold a Nevada real estate license before applying for the permit. Initial requirements also include property-management education and a property-manager examination.

Can a Real Estate Agent Manage Rental Property in Nevada?

Yes, in some circumstances. A Nevada salesperson can perform property-management work if the person holds the required Property Management Permit and works under the required brokerage and supervision.

The important distinction for an Owner is that a general Nevada real estate license alone is not the same thing as having property-management authority. If someone is going to manage your rental, it is worth checking both the underlying license and the Property Management Permit.

Why Does the Broker Behind a Property Management Company Matter?

Property management is sometimes treated as the less glamorous side of real estate, but a full-service management company carries a lot of responsibility.

The brokerage may be handling leases, Owner agreements, Resident funds, security deposits, accounting records, vendors, other licensees, and day-to-day decisions involving valuable rental homes.

Nevada's licensing structure reflects that responsibility. A company operating as a real estate brokerage operates under a broker, and Nevada also regulates who is responsible for supervising property-management activity.

Those numbers are not a ranking of individual professionals. Broker-salespersons are also people who have qualified at the broker level. The numbers simply show that salesperson, broker, and property manager are not interchangeable titles.

What Is a Designated Property Manager?

Nevada also requires the person responsible for supervising property-management activity to meet higher qualifications when the broker is not personally serving in that role.

A designated property manager must be a broker or broker-salesperson, hold the Property Management Permit, and have qualifying property-management experience.

Who Regulates Property Managers in Las Vegas?

Property-management licensing in Las Vegas is handled at the state level through the Nevada Real Estate Division and Nevada Real Estate Commission. Las Vegas, Henderson, and Summerlin do not issue separate property-management licenses that replace Nevada's requirements.

Managing Property Without the Required Credentials

In the Fall/Winter 2025 Open House, NRED reported a case involving a person who performed property management without a valid real estate license and without a Property Management Permit.

The published decision also involved a security deposit that was not remitted. NRED reported a $55,000 fine, Division costs, and revocation of the person's licenses and permits.

That is an unusually serious example, and not every violation involves missing money or intentional wrongdoing. It does show that property management is regulated work and that the state does investigate problems.

Why Does This Matter When Rent and Security Deposits Are Involved?

Property managers routinely handle money that belongs to other people. That can include rent, Resident security deposits, and Owner funds set aside for property expenses.

Nevada requires property-management trust accounts, property-level records, and regular reconciliation. The broker carries responsibility for how client money is handled.

How Do I Verify a Las Vegas Property Manager's License?

The process only takes a few minutes, and you can do it before you sign a management agreement.

Nevada Real Estate Division License Lookup. This is the public search Owners can use to check Nevada real estate credentials.
  1. Start with the company or licensee name. Make sure you are checking the actual brokerage or professional you are being asked to hire.
  2. Confirm the real estate license is current. The record will also help you understand whether the person is licensed as a salesperson, broker-salesperson, or broker.
  3. Look for the Property Management Permit. This is separate from the underlying real estate license.
  4. Know who is responsible for the company. If someone will be managing your rental home and handling money on your behalf, it is reasonable to know who serves as the broker and who supervises property management.
  5. Ask if something does not make sense. A professional company should be able to explain its licensing structure without making the answer complicated.
