How Much Rent Will My Green Valley, Henderson NV Property Bring?

Quality renters often cannot envision future improvements, so it’s essential to present the property in its best possible state from the start. We urge our owners to address basic needs such as fresh paint, clean flooring, functional window blinds, and ensuring everything is in good working order. The first impression of your property is lasting and pivotal in attracting top-quality tenants.
Are Pets Allowed in Rental Properties?
The decision to allow pets ultimately lies with the property owner. However, it’s important to note that 65-70% of tenants have pets. Not allowing pets could negatively impact your marketability and extend vacancy periods, leading to lost rental income. If you do allow pets, a pet addendum will be signed, and an additional security deposit is required.
It’s also crucial to distinguish between pets and service or companion animals. It is illegal to discriminate against service animals, so we will absolutely rent to tenants with verifiable service animals without charging additional security deposits or restricting specific breeds.
What Happens When My Rental Property Needs a Repair?
Repairs costing less than $300 will be executed by Rice Real Estate & Property Management’s staff without prior approval. Repairs exceeding $300 generally require the owner’s approval, except in emergencies. Emergency repairs, defined as situations where immediate action is necessary to prevent further damage or ensure tenant safety, do not require prior authorization. Examples include flooding, lack of heat or air conditioning, no running water, electrical sparks, or a non-functional toilet if only one is available. Non-emergency repairs, such as a lack of hot water or a broken appliance, are handled differently. We do not employ our own maintenance staff and do not profit from any maintenance work done on your property.
What Happens If My Tenant Doesn’t Pay Rent in Green Valley (Henderson, NV court system)?
Rice Real Estate & Property Management enforces a strict rent collection policy to protect our owners’ interests. Rent is due on the 1st of the month and considered late by the 2nd. If unpaid by the 3rd day, an eviction notice may be served. Under Nevada law, the tenant has seven judicial days to pay the rent or vacate the property. Most tenants pay before the notice expires, but if they do not, the next step is a court order for lockout.

When a tenant vacates, Rice Real Estate & Property Management conducts a thorough move-out inspection and compares it to the move-in inspection, including photos. We determine which items, if any, are chargeable to the tenant beyond normal wear and tear. This process ensures accountability and maintains the property’s condition.

Nevada law requires that tenant security deposits be held in a trust account separate from owner funds. This ensures that the deposits are managed responsibly and transparently, in accordance with legal requirements.
