Rental Marketing and Leasing
A Rental Listing Is Only as Strong as the Leasing Process Behind It
Rice Real Estate & Property Management treats rental marketing as a connected leasing process. We review price and market position, help get the property rent ready, arrange professional advertising photography, prepare video when useful, distribute the listing, respond to inquiries, coordinate showings, monitor market response, and move complete applications into documented screening and lease preparation. The goal is not simply more clicks or the fastest possible lease. It is to present the home accurately, identify weak market response early, and move a qualified Applicant from first impression toward Resident possession through an organized process.

The Complete Strategy
Rental Marketing Starts Before the Listing Goes Online
A rental listing can only perform as well as the property, pricing, presentation, and leasing follow-through behind it.
The online listing is often the first time a prospective Applicant sees the rental home. That introduction matters. Dark cell-phone photos, strange angles, cluttered countertops, burned-out light bulbs, neglected landscaping, or an open toilet seat can undermine an otherwise good property in a matter of seconds.
Professional photography helps, but photography cannot correct an unrealistic rental price, unfinished repairs, poor cleaning, odors, worn landscaping, or slow follow-through after an inquiry. Rice Real Estate & Property Management treats the home as a complete competing rental product before marketing begins.
We review the location, property type, condition, layout, nearby competition, current rental demand, timing, and recommended price. After the property goes live, we also watch what the market is telling us through inquiries, showing activity, Applicant response, competition, and time on market.

Before Photography
Prepare the Rental Home Before Presenting It to the Market
Applicants make decisions based on the home they can see now, not the repairs, cleaning, landscaping, or touch-up work that may be completed later.
Condition
Finish the Visible Work
Damaged fixtures, missing hardware, stained surfaces, burned-out lighting, unfinished repairs, and other obvious maintenance items affect both photography and the Applicant's impression of how the property has been cared for.
Presentation
Clean the Details Applicants Notice
Floors, counters, windows, appliances, bathrooms, baseboards, mirrors, patios, and entry areas should be clean. Trash cans, tools, cords, vehicles, and unnecessary personal items should be removed from the marketing view.
Curb Appeal
Do Not Ignore the Exterior
Landscaping, driveways, walkways, patios, exterior lighting, gates, and the front entry shape the Applicant's impression before anyone walks through the door.

Price and Presentation
Rental Price and Presentation Have to Work Together
Strong photography may earn the first click. Price, condition, and competing choices determine whether an Applicant keeps moving forward.
Good Presentation, Wrong Price
An attractive listing can collect views while producing few serious inquiries when Applicants can find comparable homes that offer more value. Extended vacancy can cost more than the extra monthly rent the Owner hoped to achieve.
Good Price, Poor Presentation
A reasonably priced home can still be overlooked when photographs are dark, the property appears dirty, repairs are visible, or the listing does not clearly explain the layout and important features.
Rice Real Estate & Property Management reviews rental pricing before the listing is published and continues evaluating market response after marketing begins. Inquiry volume, showing activity, Applicant feedback, competition, and time on market can indicate whether price, presentation, or another part of the listing needs attention.

Professional Photography
Professional Photos Should Explain the Home, Not Just Make It Look Good
Applicants should be able to understand the home's condition, layout, finishes, exterior, and important features before deciding whether to schedule a showing.
Clear, Well-Lit Interior Photos
Professional photography helps rooms appear bright, balanced, and accurately proportioned. Appropriate angles make it easier to understand how rooms connect without using distorted views that exaggerate the size of the home.
Exterior and Property Features
Exterior photographs may show the front elevation, backyard, covered patio, landscaping, pool, view, or other property-specific features that may matter to prospective Applicants.
Selective Twilight Photography
Twilight photography can add useful context when a home has exterior lighting, a pool or spa, an architectural feature, or a view that is better understood in evening light. It does not need to be used for every rental.
Accurate Editing
Editing should improve lighting, color balance, and image clarity without materially changing the property's condition. The goal is to present the home well while still representing what an Applicant will actually see.

Video Tours
Video Can Answer Questions That Still Photos Cannot
Photographs show individual spaces. A walk-through video can help an Applicant understand how those spaces connect.
Rice Real Estate & Property Management may prepare a walk-through video when it is useful for the property and leasing strategy. Video can show the flow between rooms, stairways, downstairs bedrooms, backyard access, or other features that can be difficult to understand from still photographs alone.
This can be particularly useful for Applicants relocating to the Las Vegas Valley or beginning their search before they can attend an in-person showing. It can also help someone determine that a layout does not fit before scheduling unnecessary access.
Video is not a substitute for accurate listing information, professional photography, property preparation, or an appropriate showing process. It is one more way to give an Applicant useful information before the next decision.
Listing Distribution
The Listing Has to Be Complete and Consistent Wherever It Appears
Distribution matters, but conflicting rent, fees, availability, or property details can create problems before an Applicant even schedules a showing.
Complete Property Information
The listing should clearly explain the advertised rent, property type, bedrooms, bathrooms, approximate size, location, features, availability, household-pet policy, applicable rental terms, and application pathway.
Major Rental Channels
Rice Real Estate & Property Management distributes listings through the major online rental channels used in our leasing process. Individual websites can change as platforms and syndication relationships evolve.
Rice Rental Availability
Current rental availability is also presented through the Rice Real Estate & Property Management website so prospective Applicants can move from a property listing to the appropriate application information.
Nevada law requires listed rent to be presented as a single maximum total periodic rent figure that includes mandatory fees, subject to the statutory utility exceptions. For current Nevada leasing and rental-advertising requirements, use the Nevada Landlord-Tenant Law Compliance Hub .

Leasing Follow-Through
Marketing Does Not End When an Inquiry Arrives
Good photographs and broad distribution accomplish very little if the next steps are confusing, slow, or disconnected from the application process.
Inquiry Response
Prospective Applicants receive information about availability, property details, showing procedures, Rental Criteria, and the appropriate next step.
Qualification Information
Published Rental Criteria allow an Applicant to review important qualification standards before paying an application fee or submitting a complete file.
Showing Coordination
Access is coordinated according to the property's occupancy, availability, access instructions, safety considerations, and selected showing process.
Property Questions
Applicants may need clarification about the home, lease term, household-pet policy, recurring charges, move-in timing, or property-specific requirements.
Application Instructions
Applicants are directed to the application, Rental Criteria, required documentation, animal-documentation pathway, and other information needed to assemble a complete file.
Screening Handoff
Once the required applications and supporting records are complete, the leasing process moves from marketing into formal Applicant review.

Applicant Screening Handoff
The Goal Is Not Just to Produce an Application
Marketing attracts interest. Applicant screening is a separate process used to determine whether a complete file satisfies the published qualification standards.
Rice Real Estate & Property Management does not treat the first inquiry, first showing, or first partially completed application as an automatic approval. Proposed adult occupants complete the required application process, and complete files are reviewed under the published Rental Criteria.
Screening uses TransUnion SmartMove together with document review, rental-history review, adult-occupant screening, and the documented Rice Real Estate & Property Management 21-point process. Applicant review combines the published qualification standards, supporting records, screening information, and human review rather than relying on one score or one automated recommendation.

Real Rice Management Record
What the Marketing-to-Move-In Sequence Can Look Like
Actual rental transitions start from different conditions, so the useful evidence is the sequence of work, not a promise that every property will follow the same timeline.
Listing to Resident Possession
In one documented Rice Real Estate & Property Management Summerlin 89135 transition, professional rental photographs were completed on Day 11. The prepared home was formally listed on Day 12, two applications arrived on Day 13, the qualified Applicant was approved after screening on Day 14, and the lease was signed on Day 15.
Move-in condition photographs and HOA and guard-gate access were completed on Day 16. The new Resident received possession on Day 18. That is broader than a days-on-market measurement because the record continues through screening, lease execution, documentation, access, and possession.

Complete Leasing Process
How Rental Marketing and Leasing Fit Together
Each stage supports the next. Strong leasing usually comes from a series of coordinated decisions rather than one advertising tactic.
Evaluate the Property
Review location, condition, occupancy, timing, HOA considerations, access, nearby competition, and readiness for the rental market.
Price and Prepare
Recommend rental pricing and complete the approved cleaning, repairs, landscaping, safety items, and other make-ready work.
Create the Marketing Assets
Prepare professional photographs, accurate written property information, and a walk-through video when appropriate.
Publish and Follow Through
Distribute consistent listing information, respond to inquiries, answer property questions, and coordinate showing access.
Read the Market Response
Evaluate inquiries, showing activity, Applicant response, competing rentals, and time on market while the home is available.
Screen and Prepare the Lease
Review complete Applicant files under the published standards and document the approved lease terms and property-specific requirements.
Document Move-In and Possession
Establish the property's starting condition, complete the required move-in documentation and access work, and coordinate Resident possession.
