Southern Highlands, Las Vegas

Southern Highlands Property Management

Full-service long-term property management for Southern Highlands rental homes, with a primary focus on detached single-family properties.

Southern Highlands is known for a newer, more upscale master-planned feel, with landscaped streets and parks, the private Southern Highlands Golf Club, and convenient access to I-15 and the south Las Vegas Valley. That location can support broad rental appeal, but the individual home still has to compete on price, condition, floor plan, HOA requirements, landscaping, pool features, upgrades, and presentation. Rice Real Estate & Property Management handles those details from pricing and leasing through maintenance, documentation, renewals, and Owner reporting.

Why the Area Stands Out

Southern Highlands Has Its Own Rental Profile

Southern Highlands is a roughly 2,300-acre master-planned community in the south Las Vegas Valley known for newer housing, landscaped streets and parks, an upscale residential feel, and convenient access to I-15. The Strip is roughly 15 minutes away, while Harry Reid International Airport and Henderson Executive Airport are also nearby.

The community is not one uniform housing tract. A conventional detached rental home may compete very differently from a guard-gated property with a pool, extensive landscaping, golf-course proximity, or higher-value finishes. Southern Highlands Preparatory School also provides a private preschool through middle-school option within the area, alongside public-school choices.

Rice Real Estate & Property Management treats each rental as an individual property, not a file moving through a high-volume system. We learn the home, explain the tradeoffs behind our recommendations, and help the Owner make informed decisions throughout the management relationship . Our portfolio is primarily detached single-family rental homes, with selected townhomes and condominiums also managed as long-term residential rentals throughout our Las Vegas Valley service area .

Investor Note: The highest advertised rent is not always the most profitable rent. An extended vacancy, repeated price reductions, or a weak tenant placement can cost more than beginning at a competitive rate. Our goal is to balance rent, timing, property condition, applicant quality, and long-term stability.

Local Rental Considerations

What Makes a Southern Highlands Rental Different?

The area combines south-valley convenience with a noticeably landscaped, master-planned setting. Tree-lined streets, parks, HOA-maintained common areas, gated neighborhoods, the private Southern Highlands Golf Club, and a mix of newer and higher-value homes can all shape how an individual rental is presented, priced, maintained, and documented.

South-Valley Convenience

Location is part of the rental value.

Southern Highlands sits just west of I-15, giving Residents convenient access to the Strip, the airport corridor, Henderson, and other parts of the south valley while still offering a more residential setting. That broad accessibility can help a rental appeal to different households, but location alone does not overcome an unrealistic rent or poor property condition.

Master-Planned Appearance

The streetscape raises expectations for the individual home.

Tree-lined boulevards, landscaped common areas, parks, and water features give Southern Highlands a more finished appearance than many desert neighborhoods. Rental homes still have to maintain their own curb appeal. Landscaping, weeds, exterior condition, parking, trash containers, and other visible standards may also be governed by HOA rules. Our HOA Violation Department tracks notices and follows them through to documented closure.

Golf, Gates, and Higher-Value Homes

Not every Southern Highlands rental is a standard subdivision home.

The private Southern Highlands Golf Club , co-designed by Robert Trent Jones Sr. and Robert Trent Jones Jr., sits within the community. Surrounding neighborhoods include guard-gated, golf-oriented, custom, and higher-value homes. These properties may require more detailed coordination for access, landscaping, specialty systems, finishes, vendors, and property documentation than a straightforward rental home.

Schools and Daily Convenience

The community includes services people use every day.

Southern Highlands includes parks, trails, neighborhood shopping, and nearby public and private school options. Southern Highlands Preparatory School has served the area since 2003 and provides private preschool, elementary, and middle-school education. These community features help explain the area’s day-to-day convenience without determining the value of any individual rental home.

Property-Specific Rental Pricing

A desirable area does not make every home equally competitive.

Square footage, floor plan, age, upgrades, condition, landscaping, pool features, gate access, lot position, lease timing, and nearby rental competition can all affect achievable rent. We provide a market-based recommendation and continue giving the Owner feedback on inquiry volume, showings, applicant activity, and price resistance after marketing begins.

Pools, Landscaping, and Desert Systems

More amenities can also mean more moving parts.

Homes with private pools require additional review for safety, insurance, equipment condition, service responsibilities, and liability coverage. Irrigation, mature landscaping, HVAC systems, water leaks, roof exposure, appliances, and plumbing also deserve prompt attention in the Las Vegas climate. We coordinate independent vendors, document recommendations, and help Owners decide when repair, replacement, monitoring, or further investigation makes sense.

Full-Service Rental Management

Property Management Services for Southern Highlands Owners

Full-service management means handling the property from preparation and leasing through the day-to-day work of the tenancy, renewal, and eventual move-out. The overall process stays organized, but the decisions are never one-size-fits-all. Rent, repairs, HOA requirements, gate access, pools, landscaping, and property documentation all depend on the individual home.

01

Rental Analysis and Pricing

We review comparable rentals, active competition, property condition, timing, amenities, and the Owner’s vacancy tolerance. The Owner receives a recommended listing range and ongoing market feedback after advertising begins.

02

Rent-Ready Coordination

A rental home should be clean, functional, safe, and ready for a new Resident before showings begin. We help identify items that may affect leasing, applicant confidence, habitability, maintenance, or future disputes. Learn more about preparing a rent-ready home .

03

Marketing, Showings, and Leasing

We prepare the listing, use professional advertising photos when a property is first placed under management, market the home across major rental websites, share it through the local real estate network, respond to inquiries, coordinate showings, and prepare the lease after an applicant is approved.

04

Detailed Tenant Screening

Complete applications are first evaluated under the published Rental Criteria, including supporting-document and rental-history review. Applications satisfying those qualification requirements may then be evaluated through the documented 21-point comparative scoring process when appropriate. Background and eviction information are reviewed separately from the 21-point score. TransUnion SmartMove supports the consumer screening portion. Review our tenant screening process .

05

Move-In Documentation

We document the home with detailed photos and video before possession, provide the Resident with a Property Condition Report, organize lease records, verify required move-in funds, and establish a clearer starting record for the tenancy.

06

Rent Collection and Owner Accounting

Rent charges are posted to the Resident ledger on the 25th for the upcoming month and are due on the 1st. Owner draws, statements, receipts, invoices, and property records are organized through a predictable monthly process and the online Owner portal.

07

Maintenance Without Markup

We coordinate independent vendors and do not add a maintenance markup or maintenance coordination fee to vendor invoices. Routine repairs are handled according to the Owner’s management agreement, while larger decisions are presented for Owner direction. Active leaks, HVAC failures in extreme temperatures, electrical hazards, unsecured exteriors, and other emergencies receive prompt attention.

08

Inspections, Renewals, HOA, and Move-Out

We use documented Quality Assurance visits, renewal planning, HOA follow-through, move-out condition review, security deposit accounting, and organized records to support the property throughout the tenancy. Review our rental home inspection process .

From Listing to Long-Term Stability

From Rent-Ready Preparation to a Stable Tenancy

Fast leasing matters, but speed cannot replace sound judgment. Our objective is to present the home well, price it realistically, communicate with prospects, evaluate applications carefully, and support a stable tenancy after move-in.

Prepare the home before marketing We identify rent-ready concerns, confirm the intended availability date, and make sure the home can be shown as it will be delivered.
Launch with a market-supported price We create the listing, publish professional advertising photos, distribute the property online, and respond to leasing inquiries throughout the week, including weekends.
Evaluate applicants against published standards All adult occupants must apply. Complete applications are first evaluated under the published Rental Criteria. Eligible complete files may then use the documented 21-point comparative scoring process when appropriate, while background and eviction information are reviewed separately.
Document the move-in carefully The lease, required funds, insurance, property condition, keys, access devices, and Resident responsibilities are documented before possession.
Respond, document, and plan ahead Maintenance, communication, inspections, HOA concerns, renewal pricing, and Resident retention are handled throughout the tenancy rather than waiting until the lease is about to end.

Owner Questions Answered

Southern Highlands Property Management FAQs

These are practical questions Owners ask about leasing and managing Southern Highlands homes, including pricing, screening, pools, HOA responsibilities, maintenance, and property documentation.

How does Rice Real Estate & Property Management select tenants?

Each adult applicant must submit a complete application. We first evaluate the file under the published Rental Criteria, including supporting documents, income, creditworthiness, rental history, occupancy information, and other qualification requirements. Applications satisfying those requirements may then be evaluated through the documented 21-point comparative scoring process when appropriate. Background and eviction information are reviewed separately from the 21-point score. TransUnion SmartMove supports the consumer screening portion, and our team also reviews the file for inconsistencies or possible fraud.

How do you determine the rent for a Southern Highlands home?

We review recent rental activity, active competition, floor plan, square footage, condition, upgrades, amenities, landscaping, timing, and current demand. The Owner receives a recommended range. If the Owner chooses a different asking rent, we continue providing feedback about inquiries, showings, applicant activity, and whether the market is responding to the price.

How quickly can you rent my Southern Highlands property?

Our managed rentals commonly lease in approximately 14 to 21 days when they are rent ready and priced within our recommended range. No property manager can guarantee a leasing date. Results depend on price, condition, competition, season, property type, showing feedback, and the availability of qualified applicants.

Does the property need to be rent ready before it is advertised?

Yes. Applicants evaluate the home they can see, not the version that may exist after unfinished work is completed. Cleaning, paint condition, flooring, window coverings, appliances, safety items, landscaping, utilities, and visible repairs should be addressed before showings whenever possible. A well-prepared home supports stronger presentation, clearer expectations, and more useful applicant feedback.

How are pets and assistance animals handled?

Household pets are reviewed separately from the rental application using pet and animal documentation. The Owner may establish lawful pet restrictions, subject to our management policies and insurance considerations. Assistance animals are not pets and are processed through a reasonable accommodation review without pet fees or pet deposits. A documented bite history must be disclosed and reviewed as part of the individual household-pet approval process. The review may result in approval, approval with additional requirements, or denial. Assistance-animal requests are evaluated separately through the reasonable-accommodation process.

What happens when something breaks?

Residents submit repair requests through the Resident Center, and our team reviews the issue, troubleshooting information, urgency, lease responsibility, warranty information, and vendor needs. Routine repairs are coordinated under the authorization terms in the management agreement. Larger non-emergency repairs are presented for Owner direction. Emergencies are handled promptly to protect people, property, access, and habitability. Rice Real Estate & Property Management does not add a maintenance markup.

What happens when rent is late?

Monthly rent charges are posted to the Resident ledger on the 25th for the upcoming month and are due on the 1st. Rent is late beginning on the 2nd. Our team follows the lease, communicates with the Resident, documents the balance, and begins the applicable Nevada notice and legal process when payment is not received.

How do you inspect and document the rental home?

The property is documented at move-in with photos and video, and the Resident completes a Property Condition Report. We generally complete an initial Quality Assurance visit after the Resident has settled into the home and perform ongoing Quality Assurance visits during the tenancy, including renewal-related visits when appropriate. Written findings and photos are organized with the Owner’s property records.

What happens if the Resident leaves damage?

We compare the move-out condition with the move-in documentation, Property Condition Report, repair history, lease terms, age and useful life of affected materials, and normal wear and tear standards. Resident-responsible damage may be charged against the security deposit as permitted by Nevada law. Review our guide to tenant damage versus normal wear and tear .

Who holds the security deposit?

Security deposits for managed properties are held in a separate property management trust account. The funds are accounted for separately from company operating funds and are handled according to the lease, management agreement, and applicable Nevada requirements.

How are HOA violations handled?

Our HOA Violation Department reviews the notice, supporting photos, response deadline, governing documents when available, and the likely responsible party. We communicate with the Resident, Owner, vendor, or HOA as needed, request correction evidence, and document the association’s closure. Resident-caused violations may include an administrative charge under the lease.

Do you manage Southern Highlands homes with private pools?

Yes. Homes with private pools require additional review because of pool safety, insurance, equipment condition, service requirements, and property layout. The Owner must provide an appropriate dedicated pool barrier, and the Resident must maintain at least $500,000 in personal liability coverage when a private pool is present.
