Case Study 1 | Summerlin 89135

After an Unsuccessful Home Sale With Another Agent: Resident Possession in 18 Days

This guard-gated Summerlin home came to Rice Real Estate & Property Management after the Owner had attempted to sell it through another real estate agent and the property did not sell. Rice Real Estate & Property Management was then hired to transition the home into a professionally managed rental. The assignment was not simply to change the sign from "for sale" to "for rent." We had to take control of the property, identify what needed attention after months on the sales market, complete the approved work, solve access and HOA logistics, professionally present the home, screen Applicants, execute the lease, document move-in condition, and deliver the property to the new Resident.

The Owner's Starting Point

After the unsuccessful sales listing with another real estate agent ended, Rice Real Estate & Property Management coordinated the return of the property keys from that agent. Vendors had already been scheduled so work could begin as soon as control of the property transferred.

The home also required attention that had accumulated while it was positioned for sale, including landscaping after more than four months of limited maintenance, plumbing and drainage issues, irrigation concerns, interior refresh work, access coordination, and smaller lease-readiness items.

Original Problem-Solving

A guard-gated Summerlin property adds management tasks that never appear in a simple listing-status report. Rice Real Estate & Property Management had to establish appropriate guard access for management and vendors, complete HOA requirements, coordinate the physical work, and later establish access for the incoming Resident.

The Owner also raised a concern about a high water bill. Reviewing the issue included distinguishing the property's water charges from separately billed annual sewer charges rather than assuming every utility concern reflected abnormal water consumption.

Documented Lease-Ready Work

Supporting turnover records show that this transition involved much more than cosmetic touch-up work. Rice Real Estate & Property Management coordinated a broad readiness scope involving security, plumbing, finish work, safety items, lighting, cleaning, appliance-related work, and professional marketing preparation.

What the Turnover Records Actually Show

"Light turnover" does not mean "nothing to do." Supporting documentation shows a long series of small items that had to be checked, repaired, replaced, cleaned, or documented before the next Resident received the property.

A Henderson Rental Transition After Approximately 10 Years of Occupancy

This Green Valley case demonstrates why management performance cannot be judged from listing date alone. The prior Resident had occupied the home for approximately 10 years. The property required a substantial turnover, but the Resident voluntarily returned possession eight days before the paid-through date. The Eight-Day Opportunity

Remote interest did not change the Applicant-review standard. The application still went through the same qualification and screening process used for other Applicants.
