Rice Real Estate & Property Management charges 8% of monthly rent collected for ongoing management, 25% of one month’s rent when a new Resident is placed, and 10% of one month’s rent when an existing Resident renews. We charge $0 maintenance markup and $0 separate maintenance coordination fee.

Quality Assurance property visits are included in management, and professional advertising photographs are included when a property is first placed under management. Owners with multiple qualifying rental properties may also be eligible for portfolio pricing or a multi-property management discount.

Know What to Expect Before You Hire Us

Our core property management fees are intentionally straightforward. Owners with multiple qualifying rental properties may be eligible for portfolio pricing or a multi-property management discount, so be sure to ask.

Monthly Management Fee 8% of monthly rent collected
Leasing Fee 25% of one month’s rent when a new Resident is placed
Renewal Fee 10% of one month’s rent when an existing Resident renews
$0 maintenance markup. Owners receive the vendor invoice without an added repair markup from Rice Real Estate & Property Management.
$0 separate maintenance coordination fee. We coordinate independent third-party vendors without adding a separate coordination charge.
Quality Assurance visits are included. We typically perform one to two interior Quality Assurance visits each year, with additional follow-up when circumstances warrant.
$0 separate rental advertising fee. Professional advertising photographs are included when a property is first placed under management.
