A foreclosure is a property that is being sold at an auction. This is a trustees deed sold at the “court house” steps. The words Court House are in quotes because many times the sales do not take place at the actual court house. For example, in Las Vegas the foreclosure sales take place in a parking lot downtown.
When buying at auction a buyer must use certified funds and pay cash. When using an auction house to purchase a property the commission owed to the auction house can be upwards of 4-5% of the purchase price. It is highly recommended not to go to auction as a rookie. Most of the buyers at auction are regulars and will “bid up” or “tax” a property when a novice is attempting to bid. An REO is a property that the bank did not sell at auction (many times by choice) which is made available to buyers thru the local MLS. The major difference between REO’s and foreclosures are that REO’s allow a buyer to get a loan for a property. When purchasing at auction a buyer must pay cash. Also, when a buyer uses a local real estate agent to purchase a property via the MLS no commission is paid (typically 4-5% is paid at auction). REO’s can offer a significant savings vs. regular sales and tend to close below fair market value. Short Sales can also present good deals and should be considered when evaluating the ROI of an investment property.
